The UK Government’s bonus tax is likely to affect the slowly recovering rental values, according to experts. The government has proposed many measures to boost the slow recovery of the economy and this is one of the proposals made.

During recession, office rents took a big hit as financial crunch put a halt to many new developments. Financial institutions and banks also suffered low liquidity then which in turn affected the ability of developers to invest in new projects. This has led to a shortage of new desk space to rent now as economic conditions begin too look up. Developers are hoping that with this shortage and with the demand for quality office space increasing, the outlook for rental values is pretty optimistic.

However, analysts differ in their view. They say that there are other factors too which will hamper any dramatic improvement in rentals paid. Across European countries, unemployment rates are still pretty much growing and the recovery of the markets is not complete as yet, they point out. This can be seen from the fact that about 10% of available office space continues to remain unoccupied across Europe.

There is also the government intervention to take into account. Many proposals and measures are being implemented to hasten the recovery of the economy and some of these may curb dramatic increases in rentals. Analysts point especially to the 50% bonus tax which is in the works. This tax will be applicable on discretionary bonuses paid by banks. Analysts predict that this may hinder the amount of foreign investment which flows in towards investment in real estate markets in UK.

In fact, following the news of the bonus tax, rumours were doing the rounds about JP Morgan halting the plans for its new £1.5b headquarters which was proposed to be built at Canary Wharf in case the tax is indeed implemented. However company spokespersons have denied that the plans for the headquarters are in any way tied to governmental proposals. They reiterated that that the new construction is not being used as leverage in the bonus tax proposal.


Birmingham Gets BREEAM Top Rating for Colmore Plaza

The Colmore Plaza in Birmingham has achieved a top rating in BREEAM standards for its environment friendly design. This is huge achievement for the building in particular and Birmingham in general.

The building was accorded a ‘very good’ rating under the BRE Environmental Assessment Method. The rating is a first for the building and the city. The BREEAM rating acknowledges and encourages green buildings which have sustainable environment friendly features in built into the structure. As only a handful of structures across UK are designated BREEAM method compatible, Colman Plaza now joins a very short list of elite buildings.

The Carlyle Group Director Mr mark Harris expressed his happiness at the great achievement and said that the exercise of making the building BREEAM acceptable gave new insights into how further improvements and enhancements can be made to make the structure even more environment friendly in a sustainable manner. He was happy to note that the value of the property would significantly improve after the good rating from BREEAM. He hoped that with this beginning Birmingham can become a real competitor for the best green buildings in the country and also across the world. Mr Harris hoped that more desk space rental designs will follow the lead set by Colman Plaza in this arena. He pointed out that residents and tenants can see for themselves the financial benefits which will accrue in the long term by adhering to green practices in such business premises.

The Colmore Plaza was originally constructed by Abstract Land. Later on the Carlyle Group took over its ownership and wrought many significant changes to the structure. In a few months time the structure was overhauled and made an attractive proposition to tenants. Davis Langdon was the chief creator of the embellishments and improvements to the project which was completed earlier this year when Amey made its intention of placing a design hub here public.

Recently, we received a soar of inquiries from primary schools regarding our drinking water fountains. Perhaps all you need is a little medicine… and not major surgery. Take whatever sales copy you have now and modify it. Recast, rework and repackage what you’ve got.

Chances are you’re sitting on some solid (yet hidden) sales material. Often simple copy makeovers can work wonders in terms of response. So, before you crumple it up and toss your sales letter in the trash, try tweaking it first. You might be surprised at the result.

Here are 3 simple steps to complete copy makeovers…

Copy Makeovers — Strategy #1: Create A More Compelling Headline.

This is critical. The headline is the first thing your audience sees. It either “grabs” prospects by the jugular… or it doesn’t. If the headline fails, nothing else matters much because it won’t even get a fair reading.

Make your headline and/or sub-heading alluring. Talk to your prospect about what is most important to her. Think in terms of the BIG BENEFIT your product offers and deliver it in a captivating and compelling way.

Craft a handful of words that attract attention, identify specific target markets, and deliver enough interest and intrigue to pull true prospects inside. If you’re struggling with your headline, just think about the greatest advantage your product offers and promise it right up front.

Copy Makeovers — Strategy #2: Take The “YOU” Point Of View.

You’re weight-loss story might be admirable, but what does it mean to your reader or prospect? Talk about yourself and the audience turns off. Talk to your reader one-on-one about something important in her life… and you’ve got her undivided attention – at least momentarily.

If you could re-shape your story… if you could express it in a way that was more meaningful to your individual readers, you’d quickly capture their interest.

There’s a difference between telling your audience that you lost X number of pounds… and telling them how they can lose X pounds, enjoy the process, and feel terrific about their slim, new look.

Remember the old marketing phrase “What’s In It For Me?” Everything your prospect reads gets filtered through this frame of reference. With each statement you make, your audience is thinking… “So What? What does this have to do with me in my situation? How does this help me?”

If the answer isn’t obvious immediately, off they go and you lose the sale. Many times the decision to stay or go is made in the blink of an eye – and often unconsciously.

Copy Makeovers — Strategy #3: Turn Your Bullet Points Into Irresistible, Benefit-Packed Mini-Headlines.

Make each bullet a “grabber” in its own right. Prospects tend to scan certain segments of an ad or sales letter, to determine if it offers something they really want.

While many marketers use bullets in their sales letters, most settle for weak bullet point copy — copy that lacks enthusiasm and passion.

If you’re going to employ this powerful sales tool, you might as well make the most of it. Craft your bullet points with the same emotion and magnetic appeal, as you’d inject into a major headline. After a while, this gets easier to do.

Bullet points are one of those sales letter components that have the power to quickly stimulate intense reader interest. Use them for all they’re worth by making each point justify itself. Each and every bullet point should be capable of compelling the reader to read on — with heightened desire and interest.

Why Your Ads Aren’t Working

The president of a manufacturing company recently asked me, “Why isn’t my advertising working?” Have you ever been asked this question? Have you ever asked it yourself?

Like most marketing communications questions there are no simple answers. After all, communication is a high level activity. There are lots of variables involved.

If your ad results are disappointing, here are the key things to look at:

1) Message Is what your ad promises compelling? Is it meaningful to your audience? If you’re not offering something prospective customers want, they won’t respond. If you’re not sure what prospects want, ASK!!

2) Audience Are you reaching the people who make the buying decision for your product or service? Many big ticket sales involve buying teams or multiple layers within an organization. Are you reaching everyone you need to?

3) Vehicles Are you in the best publications (or radio time slots, TV programs, whatever)to reach your audience with your message? Look at quantitative AND qualitative data to get a true evaluation of media and vehicles.

4) Frequency/repetition There are two cardinal rules of human communication: a) People will notice your ad only when they’re interested, and b) People retain about 10% of the messages they’re exposed to each day. So for a communication program to succeed, it must repeat, repeat, repeat. (Current estimates are that it can take 7-9 repetitions of a message for it to sink in.)

5) Attention Does your ad have stopping power? Will the intended audience take the time to look? This usually requires the synergy of an arresting visual and a powerful headline.

6) Objectives Are you asking advertising to do what it’s good at? Generating inquiries and creating awareness are reasonable ad objectives. But don’t expect advertising to SELL a product. Good ads set up opportunities to sell. Your sales channel will need to close the deal.

7) Measuring results Do you really know what your advertising is achieving? Are you collecting and reviewing results that relate to your objectives? For instance, if you expect your advertising program to generate inquiries, measurement that looks at inquiry quantity and quality should be built into your program.
