We Love AT&T TV

My wife and I have had ATT TV service put in for over a week now. An equivalent package through another company would be almost double what I am paying AT-T’s Television service. I really respect U-Verse extending a great comprehensive bundle that stops from nailing people with a bunch of bs charges. 3 boxes (1 with DVR capabilities) are built in the price.

HD accepted for complimentary for one year – only $10 per year after the promotional period terminates… not poor since U-Verse offers at least twice the number of HD channels that most others provide.

Channel shifting is pretty quick. Almost as rapid as analog cable. On Demand (Pay-per-view) content is fine but not on par with the selection offered by other services. I had a get together the evening after installation – they wanted to watch MMA
Boxing, but ATT TV U-Verse wasn’t showing it. When I called, the rep I spoke with had accepted many similar calls.

Equipment overall works as publicized. Right now, there are only 4 TV flows ready in the local market. I have only run out of streams once – even after transposing all 42 of my episode recordings from my Comcast box! (You can get some of your DVR’s settings from your private U-Verse AT&T website – decent plus). I do not have HDTV, thus no need for the addition.

Viewing an HD channel takes up 2 streams – the remaining streams can only be used for standard definition networks. It seems, a bump in the number of TV streams happening for the end of the spring. In addition, AT&T will be imparting the capability to watch DVR shows from any box.

New Wi-Fi Network to Give Free Access to Users

Home Buying 101: What’s Title Insurance, and Do I Need It?

When buying a home, title insurance will certainly come up at some point. It’s an important part of the home buying process, so it’s equally important that you understand what it is and how it can protect you.

What’s a Title?

A title is a written document that shows ownership of property. It includes the signatures of current owners and a legal description of the property. A title is also known as a deed.

Before you close on a new home, a title examiner will conduct a title search. This is a review of public records and legal documents to ensure that the seller is the true, legal owner of the property, and that there are no unsettled claims or liens against the property.

What is Title Insurance?

Title insurance protects the lender (and possibly the homeowner) against losses that might arise from property ownership disputes. The importance of title insurance can best be illustrated through an example:

Let’s assume you’re buying a house, and that the title search comes up clean. So you close on the house and move in. Two months later, a relative of the former owner shows up at your door, claiming that they were part owner of the property, and that they never surrendered or signed away their ownership.

This is an ownership dispute, and it could mean you’ll have to go to court to defend your ownership of the property. If you have title insurance, it will likely cover your court costs.

Let’s further assume that the former owner’s relative was telling the truth. This means the title examiner overlooked a defect or “cloud” on the title. Somewhere along the line, ownership of the house was not properly transferred. It’s not your fault, but you’re still caught in the middle.

In the event that the court rules in favor of the former owner’s relative, title insurance again comes into play. Title insurance will see to it that the lender is repaid for the mortgage loan, and that you are repaid for your investment in the property (up to the maximum amount allowable under the policy).

Your mortgage lender will require you to take out a title insurance policy in their name. This protects their financial interests, and it will most likely be mandatory. But the title insurance that protects you can be purchased separately, and in some cases you’ll be able to choose whether or not to buy it.

If the lender requires that you take out a policy in both their name and yours, then you have no decision to make. But if your own coverage is optional under the lender’s rules, you have to make a decision.

Personally, I think title insurance is a relatively inexpensive purchase, given the peace of mind and protection it affords. I’ll always purchase title insurance when buying a house.

Lastly, keep in mind that title insurance only protects you against title errors that were made before you closed on the house. Title errors that take place after you close on the property will not be covered a title insurance policy.

Real Estate Terms – From Easements to Good Title

When buying or selling a property, it always helps to have a basic understanding of real estate terms. In this on going series of articles, we take a look at definitions starting with “easements.”

1) Easement – permission given to (or acquired by) someone who does not own a parcel of real property enabling that person (or entity) to use that parcel for a specific purpose. It may add or detract value. It may be neutral so far as the value of the property is concerned. Examples include easements to utility companies for the purpose of running power lines, easements to municipalities for running sewer lines, and an easement to a neighbor to use your driveway for ingress and egress to his property.

2) Encroachment – a building, fence, wall, driveway, etc. which is intended to be part of one property and is found to be on, or partially on, another property.

3) Escrow – money and other items of value held by a third party for the benefit of the buyer and seller of real property. In California, items are accumulated in escrow for a stated period of time until all items needed to finalize the sale are in the hands of the escrow agent and properly processed. In Virginia, the items are accumulated but are not signed until everyone meets at the settlement table. Then the deed is signed, the lender releases funds, and so on. It is usually the next day before the change of ownership can be recorded at the courthouse, so while it isn’t customarily referred to that way, the settlement agent is usually an escrow agent for about 24 hours in Virginia.

4) Equity – The wealth value of a property for the owner. The equity in a property is equal to the fair market value minus any debts such as mortgages and taxes.

5) Good Title – title to the real property being clear and clean enough that a title insurance company will insure it and a lender will make a loan with it as collateral.

As you can image, there are many real estate terms for which you have a general understanding. In our next article, we continue with the terms starting with “Home Inspection.”
